Renting a residential unit is a form of accommodation that is very common and on a rise in Ontario. Given so, the nature of this form of living is usually arranged with two prominent positions being involved.

Those positions being a Landlord and a Tenant.

Now, this arrangement may seem simple and non complex but there are certain rules as per the corresponding act that govern such accommodations. This act must be considered prior to commencing or entering into an agreement for both positions.

The Residential Tenancies Act S.0 2006 C. 17 will list 246 sections to be considered involving Residental Tenancies within Ontario.

Usually, at a commencement of a lease these two positions will discuss and negotiate terms of the rental agreement such as the amount payable of rent, when the amount payable is due, how many occupants, utilities, and any other agreed clauses.

As of April 30th 2018, the government of Ontario has produced a Standardized Lease Form that shall be used when entering into a residential lease.

Shall an issue arise within a residential tenancy one of the many Social Tribunals of Ontario named “ The Landlord and Tenant Board” adjudicates and hears matter determining the merits of each case and allocating such relief as permitted by law and the Board.
